Areas shown on the map DO NOT ACCURATELY SHOW the areas which have been consented e.g. Stoodley Knowle (H3T.22, 80 dwellings consented) does not distinguish between the entirety of the site and the area which has been approved for development (less than half the total area, and is limited to the south western portion only).
The map must accurately portray the actual development areas and not the entirety of the site. To show otherwise wrongly implies significant further development potential.

H3T.15 is in the Lincombes Conservation Area directly opposite Osborne Crescent. Development of the car park and will result in a loss of car parking for beach users as well as having detrimental visual impact on the CA. Contradicts policies ER7 as within the CCMA and L3 (undeveloped coast).
H3T.22 is partially within the CCMA and the undeveloped coast and contradicts ER7 and L3.
Area shown on the map is for the entire site and does show the areas of the housing sites which has actually been consented.

Policy Statement TO3 taken at face value supports redevelopment of Palace Hotel site for housing. HOWEVER para. 4.55 supports using the site for a new hotel.
Any re-development should be limited to the footprint of the demolished hotel so the Urban Landscape Protection Area is safeguarded.
TO3 needs clarification on grounds for exceptions to TO3 e.g. “... redevelopment of holiday accommodation ... outside CTIAs shall not be supported where there were facilities not available elsewhere ....or it would cause loss of access to open areas previously enjoyed by the public.
